Reporting to the Vice President of Operations, the Property Management Intern will have responsibilities across the Company and its portfolio. The position requires the ability to work independently and as part of a team, to regularly travel to all the Company’s properties and to work non-standard hours as necessary. The position will be approximately 15 hours per week and has the potential to evolve into a permanent post-graduate position.
Specific responsibilities related to the day-to-day operations include, but are not limited to:
- Assist with on-site accountability for all property operations, including but not limited to: resident relations, administration, financial management, maintenance and repair and capital projects;
- Communicate with residents;
- Identify and retain new property management vendors, accompany vendors in apartments, as necessary;
- Coordinate resident renewals and, if non-renewal, coordinate to lease available units to qualified applicants far in advance of lease expirations, screen potential residents, and draft leases and lease amendments;
- Ensure that vacant units are immediately prepared for re-occupancy, and that they are turned over to the new resident(s) in excellent condition;
- Use all reasonable means to ensure that rent is received on time;
- Develop capital needs requirements for all properties;
- Perform physical inspections of common areas and grounds of all properties. Provide property reports including photos and written recommendations to the Vice President of Operations;
- Ensure that maintenance requests are appropriately assigned for any necessary repairs or to correct noted deficiencies. Complete maintenance tasks as feasible, retain third party vendors for technical maintenance work (HVAC, electrical, plumbing, etc.). Follow up and monitor completion; and,
- Maintain annual preventative maintenance schedule, assist with annual inspections.
Qualifications, Abilities and Skills
The candidate must possess strong organizational and management skills and the demonstrated ability to work as a critical member of a team that is committed to the mission of affordable housing and revitalization. Proven ability to work in a high volume, fast-paced environment, with a high level of independence and motivation required. Proficient with the Microsoft Office suite of products. Self-motivated, flexible, detail oriented, and the ability to multi-task to meet required deadlines.
Working Conditions
Ability to physically inspect the properties in their entirety to include walking/climbing stairs. Must respond appropriately to ‘after hours’ emergencies.
Special Requirements
Must possess and maintain a vehicle and valid driver’s license with an insurable driving record history to obtain and maintain employment.
